What we repair
Most commercial buildings we see heat with the same rooftop unit that cools them. The heat side just sits idle for months, so the first cold morning is when a weak part shows up.
Gas heat sections
Ignition, flame sensor, gas valve and the safety controls that shut the burners down. We run the heat and watch it light, not just test parts on the bench.
Electric heat strips
Strips, sequencers and the breakers that feed them. A strip can fail while the blower and the cooling still work fine.
Commercial heat pumps
Reversing valve, defrost and auxiliary heat. A heat pump that cools but won't heat usually has one of those three wrong.
What we check when a building won't heat
We start with the thermostat and the mode it's in, then confirm the unit has power and the blower is moving air. After that the checks split by the kind of heat the unit has.
- Thermostat set to heat, and calling for it
- Power to the unit, including heat-strip breakers
- Blower and airflow, including a filter that's plugged solid
- Gas ignition, flame sensor and gas valve
- Heat strips and sequencers on electric heat
- Reversing valve, defrost and auxiliary heat on a heat pump
- Safety controls that lock the heat out
- Whether the unit is actually sized for how the building is used
A part gets replaced when the test says it failed. We don't swap parts on a guess. Our techs don't rely on commission, so the customer always comes first.
Before the first cold snap
The cheapest time to find a dead igniter is a mild afternoon in fall, not the morning the building is cold. Run the heat for a few minutes before you need it. If it won't light, won't stay lit, or the air never gets warm, call us then.
Commercial Care puts a fall heating visit on the calendar, alongside the spring cooling visit. The full scope, including rooftop unit repair and replacement, is on our commercial HVAC page.
For a home furnace, that's a different call. See heating and furnace repair for houses.
A recent rooftop unit replacement
On September 16 we replaced a Carrier 7.5-ton rooftop unit that had run more than 12 years with a new 3-phase Daikin 7.5-ton, the same size, set on the roof by crane. We started it and checked it before we came down. The write-up is our 7.5-ton rooftop unit replacement.
Commercial heating FAQ
What kinds of commercial heating do you repair?
Gas heat sections in rooftop and packaged units, electric heat strips, and commercial heat pumps that aren't heating. We also work on make-up air units that have a heat section.
The rooftop unit cools fine but won't heat. Where do you start?
If cooling works, the blower and the basic power are usually fine, and the problem is on the heat side. On gas heat we look at the ignition, the flame sensor and the gas valve. On electric heat we check the strips, sequencers and breakers. On a heat pump we check the reversing valve and the auxiliary heat.
Should we repair the heating section or replace the whole unit?
A failed igniter, sensor or heat strip is usually a repair. Replacement starts to make sense when the unit is old, the same failure keeps coming back, or the cooling side is failing too. We'll tell you which one you're looking at before any work starts.
Can you check the heat before the first cold snap?
Yes. A fall visit runs the heat while the weather is still mild, so a dead igniter or a failed strip gets found on a normal day. Commercial Care includes that fall visit. See our commercial HVAC page for how the agreement works.
