Homes are most of what we do, but our Class A license has no tonnage limit, so we also take on commercial and light industrial buildings. From our base in Tomball and Spring we repair, maintain and replace rooftop units and larger systems. Commercial Care covers two visits a year, and we're open 24 hours Monday through Saturday.

Rooftop unit service and repair
Run a commercial building and you already know the AC isn't just about comfort. When it's down, tenants call, work slows and the budget takes a hit. One rooftop unit is often feeding several zones. When it quits, temperatures and ventilation go sideways across a big chunk of the building.
We look at the mechanical and electrical side, check airflow and refrigerant, then watch the unit run under load for a while. A motor, compressor, belt, sensor or control gets replaced if it actually needs it. We don't swap parts just because. We work on single-zone and multi-zone RTUs, packaged units, heat pumps and make-up air units. With a Class A license and no tonnage limit, size isn't an issue.

Commercial heating
Most rooftop units heat as well as cool, and the heat side tends to sit unused until the first cold morning. We work on gas heat sections, electric heat strips and commercial heat pumps, and we test the heat the same way we test cooling: with the unit running.

Commercial Care maintenance agreements
Our Commercial Care maintenance agreement has two plans, Essential and Preferred. Both include 2 visits a year per unit, one in spring and one in fall, priced per unit by tonnage. Chillers and VRF get a custom quote, and filters are never included.
Every visit follows a photo checklist. On the first one we record nameplates, filter size and baselines (static pressure plus charge and sat gauge photos), so each visit after that has something to compare to. Request a commercial visit and we'll work out the plan with you.
Rooftop unit replacement, planned rather than sold
Eventually, keeping an old unit alive costs more than replacing it, and it doesn't run as well either. These are the usual signs you've reached that point.

A 7.5-ton rooftop swap, set by crane
The old unit was a Carrier 7.5-ton that had been running for more than 12 years. We replaced it with a new 3-phase Daikin 7.5-ton, the same size, so the building kept the cooling capacity it already had. A crane set it on the roof, and we started it up and checked it before we came down.

A technician looks at how your system is really performing before anyone recommends a thing. We explain what failed and why, and what it will take to fix, before any work starts.
Then we go after the reason the part failed, so you aren't paying for the same call twice. Our techs don't rely on commission, so the customer always comes first.

Where do you take commercial work?
We're based in Tomball and Spring. We take commercial and light industrial work in the same towns we serve for homes: Tomball, Spring, The Woodlands, Cypress, Conroe, Magnolia, Porter, New Caney, Humble and Kingwood.
Can you work on our rooftop units, whatever the size?
Yes. Our Class A license has no tonnage limit, so any size rooftop unit is fair game for service, repair or replacement. Single-zone and multi-zone RTUs, high-tonnage rooftop systems, packaged units, heat pumps, make-up air units: we work on all of it.
Our rooftop unit breaks down every summer. Do we keep fixing it or replace it?
Depends on what shape the unit's in, how often it's failed, and whether it's still the right size for the building. First we find out what's really going wrong. Then we'll tell you honestly if it's worth fixing, and if it's time to replace, we'll plan that with you.
Do you offer a commercial maintenance agreement, and what does a visit include?

What kinds of buildings do you work on?
A good mix. We're on offices and retail stores, warehouses and distribution centers, medical and dental offices, multi-tenant buildings and light industrial space. Some of it comes to us through property management groups, and we're happy to work that way.
How much is a commercial HVAC diagnostic?
Our commercial diagnostic is $150. We waive it when we make the repair or you buy a system from us.
Can you replace a rooftop unit that has to be set by crane?
Yes. On a recent 7.5-ton rooftop swap, a crane set the new unit on the roof, and we started it up and checked it before we came down. We plan replacements like that with you ahead of time, including the size the building needs.
Do you work on VRF systems and chillers?
Yes. Chillers and VRF systems get a custom quote instead of our standard per-tonnage Commercial Care pricing. Request a commercial visit and we'll scope it with you.
Do you repair commercial heating too?
Yes. We work on gas heat in rooftop units, electric heat strips and commercial heat pumps. Our commercial heating repair page covers what we check when a building won't heat.
Can you help us plan for the refrigerant transition on our rooftop units?
Yes. We go unit by unit. How's it holding up, what has it failed on before, and is it still the right size for the building? Then we sit down with you and lay out the options. If you've got several units, we can stage the replacements so you're not shutting the whole building down at once.
