
In Houston, your air conditioner is also a dehumidifier. On a humid afternoon a typical system can pull several gallons of water out of the air — all of it supposed to leave through a ¾-inch PVC condensate line. When that line clogs, water backs into the drain pan, the float switch (if you have one) kills the cooling, or the pan overflows into a ceiling, closet, or attic.
Drain flies, musty air, and a system that “randomly” shuts off in July are usually the same problem: standing water in a line that was never pitched, never cleaned, or was tied into something it should not have been. Prevention is plumbing and habits, not a spray.
Give the line proper pitch
Condensate has to fall. The drain should slope continuously downhill from the pan to the termination — generally ⅛ inch to ¼ inch of drop per foot of run. A flat section, a belly, or a reverse pitch is where sludge sits, algae grows, and clogs start.
This is the installer mistake we see most on service calls. A line that looks “fine” because it eventually reaches a sink can still have a low spot in the attic or in a joist bay. Water that does not move becomes gelatinous film. Film becomes a clog. If your line was run level “to keep it neat,” it was run wrong.
When we clear a chronic clog, we also check pitch. Clearing algae without fixing the belly means you will see us again in six weeks.
- Continuous downhill slope from the pan to the outlet — no flat runs, no uphill hops
- Support the pipe so it cannot sag between hangers and form a trap of standing water
- If the air handler is below the sewer or too far for gravity, use a condensate pump — do not “make gravity work” with a long flat line
- A cleanout tee near the air handler is not optional; you cannot maintain a line you cannot access
Clean it with vinegar, on a schedule
White distilled vinegar is the homeowner tool we actually recommend. It breaks down early algae and biofilm without attacking PVC the way bleach and some chemical openers can. During cooling season, once a month is the right cadence in Houston.
- Turn the system off at the thermostat
- Find the T-shaped access (the PVC cap near the indoor coil / air handler)
- Pour about ¼ to ½ cup of white distilled vinegar into the line
- Let it sit 30 minutes, then flush with a cup of warm water
- Confirm water is leaving at the outdoor termination or the sink receptor
What not to pour down the line
Skip bleach as a monthly habit. It is hard on some components, it does a poor job dissolving the slime that actually clogs the pipe, and mixing leftover chemicals in a drain is how people create a worse problem. Enzyme cleaners are a reasonable second choice. A wet/dry vacuum on the outdoor pipe end is what we use when vinegar is no longer enough.
Keep the sink the drain runs into clean
A lot of Houston systems terminate into a utility sink, laundry sink, or floor drain — not out the side of the house. That receptor is part of the condensate system. If the sink is full of lint, soap scum, standing water, or a slow tailpiece, the A/C line cannot discharge. Water backs up the pipe and into the pan, even if the PVC itself is “clear.”
Treat that sink like equipment, not leftover plumbing. Keep the strainer clean. Run water so the P-trap does not dry out and dump sewer gas into the closet. If the condensate dumps into a floor drain, keep the drain cover and the pit free of sludge. A dirty receptor will re-inoculate a freshly flushed line with the same gunk you just removed.
Do not merge two drains into one
Two air handlers, a furnace and a coil, or an A/C line teed into a plumbing drain without an air gap is a chronic-clog design. When two condensate lines join, you create a junction that is almost never pitched correctly. One unit can push water toward the other. A clog on one side takes both systems down. You also lose the ability to tell which piece of equipment is the problem.
Condensate should not share a pipe with a washing machine, a shower, or another air handler. Each coil gets its own line, its own pitch, and its own termination with an air gap so dirty sink water cannot siphon back into the pan.
- One evaporator coil, one drain line, one termination
- Never tee two condensate lines together on a flat or uphill run
- If two units must share a receptor, they still need separate pipes and an air gap at the sink or floor drain
- Do not dump condensate into a vent stack or a sealed plumbing line
Other habits that actually prevent clogs
Pitch, vinegar, a clean receptor, and dedicated lines cover most of the physics. The rest is keeping dirt and biology out of the pan in the first place.
- Change filters on time. Dirt that bypasses a packed filter ends up on the coil and in the pan.
- Keep the outdoor termination above grade and clear of mulch, dirt, and insect nests. A pipe shoved into soil is a plug waiting to happen.
- Install (and test) a float switch. It will shut the system off before a clog becomes a ceiling stain.
- Have the pan and line professionally flushed at the spring tune-up — vinegar maintains a clean line; it does not replace a snake and vacuum on a neglected one.
- Do not pour cooking grease, paint, or “drain opener” into a sink that is also the A/C receptor.
- If you see drain flies, standing water in the pan, or the system cutting out on a float switch, the line is already losing. Call before the attic gets wet.
When to call us
If the line clogs more than once a season, pitch or the termination is wrong. If two systems share a pipe, we will separate them. If the sink receptor is the choke point, we will say so instead of selling you a new air conditioner. A clogged drain is a maintenance and installation problem — and it is one of the cheapest root causes we fix in Houston, as long as someone actually looks at how the water is supposed to leave the building.
