5 HVAC Problems That Usually Show Up Before Summer Finally Ends in Texas

By late August in Houston, most of us aren't thinking about getting our air conditioners ready for summer anymore.
Summer came. It stayed. And at this point, we're all pretty ready for it to leave. Your A/C, unfortunately, doesn't get to coast through the last few weeks.
It has already spent months dealing with Texas heat and humidity, long run times, afternoon temperature spikes, dust, pollen, lawn debris, and all the normal wear that comes with keeping a Houston home comfortable through summer. And even though fall may finally be getting closer, there is still plenty of hot weather left.
This is also the point in the season when smaller HVAC problems that have been developing over the summer can finally start getting your attention.
Maybe the system sounds a little different when it starts. Maybe you've noticed water somewhere you've never seen it before. One room suddenly isn't cooling as well as it used to. Or your A/C seems to be running all the time without keeping the house as comfortable as it normally does.
None of those things automatically means you're headed for a major repair, but after months of heavy summer use, they're worth paying attention to. Here are five HVAC problems we commonly watch for as Texas summer starts making its very slow exit - and what you can look for at home.
1. Capacitors: When the Heat Starts Taking Its Toll
Your air conditioner has electrical components called capacitors that help certain motors start and operate properly. You don't need to know the electrical details to understand the important part: Texas heat is hard on them.
The capacitor in your outdoor unit spends the summer sitting outside while temperatures climb well into the 90s and beyond. At the same time, the A/C may be starting and running repeatedly as it works to keep up with the cooling demands inside your home.
Over time, that combination of heat and workload can take a toll. When a capacitor begins having trouble, you may notice that the outdoor unit doesn't start normally. The system may make a humming or clicking sound, struggle to start, operate intermittently, or stop running altogether.
This isn't one we recommend homeowners try to diagnose or repair themselves. Capacitors are electrical components, and HVAC equipment can retain an electrical charge even after power has been disconnected.
What you can do is pay attention to a change in the way your system starts.
If you've heard your A/C turn on hundreds of times all summer and suddenly it sounds different, struggles to start, or the indoor equipment appears to be running while the outdoor unit isn't operating normally, that's a good reason to have it checked.

2. Dirty Outdoor Coils: Months of Texas Summer Add Up
Take a look at your outdoor A/C unit sometime. Not inside it. You don't need to take anything apart. Just look around it.
Over the course of a Houston summer, the outdoor unit can be exposed to grass clippings, dirt, pollen, leaves, landscaping debris, and everything else blowing around outside.
That matters because your air conditioner isn't simply creating cold air. Part of the cooling process involves moving heat from inside your home and releasing it outside. The outdoor coil plays an important role in that process.
When airflow through that equipment becomes restricted, releasing heat becomes more difficult. That can make an already hard-working system work even harder.
There are a few simple things homeowners can safely do here. Keep vegetation from growing directly against the outdoor unit, make sure landscaping hasn't crowded the equipment, and remove obvious loose debris around it.
What you don't want to do is attack the coil with a pressure washer or start taking panels off to clean it yourself. The coil fins can be damaged, and there are electrical and mechanical components inside the equipment that are better left alone.
The homeowner version of outdoor-unit maintenance is much simpler. Give it room to breathe, keep the area around it clear, and pay attention when something looks different.
3. Drain Backups: Houston Humidity Has to Go Somewhere
Cooling your house is only part of what your air conditioner has been doing all summer. It's also removing moisture from the indoor air, and in Houston, there can be a lot of it.
As warm, humid air passes through the system, moisture condenses and has to drain away from the equipment. Over time, algae, biological growth, dirt, or other buildup can contribute to restrictions in the condensate drain system.
Sometimes the first sign isn't a warm house. It's water. You may notice moisture around the indoor HVAC equipment, water in or around a drain pan, staining near the equipment, or water appearing somewhere it normally doesn't.
Some systems also have safety switches designed to shut the equipment off when water begins backing up. If your A/C suddenly stops operating because one of those switches has been triggered, the shutdown may actually be preventing a much bigger water problem.
This is one of those late-summer issues homeowners sometimes overlook because the system may still seem to be cooling. If you see water around your HVAC equipment, don't ignore it just because the house is still comfortable.
Water is giving you information. It's worth figuring out where it's coming from before a small drainage problem becomes damage to a ceiling, wall, floor, or the equipment itself.
4. Airflow Restrictions: When the System Can't Move Enough Air
When homeowners hear "airflow problem," the first thing most people think about is the air filter. And, that's a very good place to start.
After months of summer operation, a dirty filter can restrict airflow through the system. How quickly a filter becomes dirty depends on your home, the type of filter you're using, pets, indoor activity, construction or remodeling, and plenty of other factors, so there isn't one replacement schedule that's perfect for every household.
But the filter isn't the only thing that affects airflow. Return-air openings can be blocked by furniture or household items. Supply vents can become obstructed. Blower problems, duct issues, or conditions at the indoor coil can also affect how well air moves through the system.
This is where knowing your own house becomes surprisingly useful. Maybe one upstairs bedroom has always been a little warmer than the rest of the house. That's something you may eventually want to address, but it isn't necessarily a new late-summer HVAC problem.
But if that room has cooled normally all summer and suddenly feels noticeably warmer, that's different.
The same applies to airflow. If the air coming from a vent has always felt a certain way and now it suddenly feels much weaker, your system is telling you something has changed.
Start with the simple things. Check the filter. Make sure return-air openings aren't blocked by furniture. Look at your supply vents and make sure they haven't accidentally been closed or covered.
If those things look normal and airflow has still noticeably changed, it's time to find out why.
5. Your A/C Seems Like It Never Stops Running
This one requires a little context because long A/C run times during a Houston summer aren't automatically a problem.
When outdoor temperatures are extremely high, your air conditioner has to work longer to remove heat from the house. Depending on the weather, the home, the equipment, insulation, sun exposure, thermostat setting, and other factors, long cooling cycles can be completely normal. What matters is whether something has changed.
If your system normally maintains your thermostat setting under similar weather conditions and suddenly can't, pay attention. The same is true if indoor temperatures continue climbing, comfort becomes noticeably uneven, airflow feels different, or the system doesn't seem to recover even after outdoor temperatures begin coming down.
And remember: turning the thermostat from 74° to 68° isn't going to make the air coming from your vents get colder faster. If the system is struggling to maintain 74°, asking it for 68° doesn't solve whatever is causing the problem.
That doesn't automatically mean you have a serious equipment problem. The cause could be something relatively simple, or the system may simply be dealing with unusually difficult conditions. The clue is that your house isn't behaving the way it normally does and that's worth investigating.
Your HVAC Usually Gives You Clues About Texas Summer Problems
You don't need to know how to diagnose an HVAC system to recognize when something in your home has changed. In fact, homeowners often have information that can be incredibly helpful to a technician because you live with the equipment every day.
You know what it normally sounds like when it starts. You know which rooms normally stay comfortable. You know approximately how your house feels on a typical hot afternoon. You know whether you've ever seen water near the indoor equipment before.
So when you hear a new sound, notice weaker airflow, find unexpected water, or realize the house isn't cooling the way it did two weeks ago, don't discount that observation simply because you don't know what caused it.
There can be several possible causes behind any of those symptoms. A room suddenly getting warmer doesn't automatically diagnose a duct problem. A system running longer doesn't automatically mean it's failing. A strange sound doesn't tell you which component is responsible.
That's the technician's job to figure out. Your job is simply to notice when your home's normal isn't normal anymore.
And sometimes catching that change early gives you an opportunity to address a problem before you're dealing with a completely non-working A/C on a 98-degree afternoon.
What Can You Check Yourself?
There are several simple things you can look at before scheduling HVAC service, and none of them requires taking equipment apart.
Start at the thermostat. Make sure it's set to cooling and that the temperature setting hasn't accidentally been changed. If your thermostat uses batteries, check those if the display or operation seems unusual.
Next, check the air filter. If it's visibly dirty or overdue for replacement, change it. Then look around the house and make sure supply vents and return-air openings haven't been closed, covered, or blocked by furniture or other household items.
Outside, look around the condenser and make sure vegetation, grass clippings, leaves, or other obvious debris aren't restricting the space around the unit. You can also look around your indoor HVAC equipment for water or moisture that isn't normally there.
These simple checks won't diagnose every problem, and they're not meant to. They help you rule out a few of the easy things safely.
If the system isn't starting normally, you suspect an electrical problem, water is accumulating, cooling performance has noticeably changed, or you've checked the basics and something still isn't right, that's the point where we recommend having the equipment evaluated rather than continuing to experiment with it.

The good news is that you know your home better than anyone. You know how it normally feels, how your system normally runs, and when something just seems off. You don't need to know whether the problem is a capacitor, a drain line, an airflow issue, or something else before deciding it's worth having someone take a look.
A small change doesn't always mean a big repair. Sometimes it really is something simple. But finding out while your A/C is still running is a whole lot better than finding out after it isn't.
