Across commercial facilities, it is not unusual to see two buildings with nearly identical HVAC setups producing very different outcomes. One operates consistently, with stable costs and predictable performance. The other experiences rising energy use, recurring issues, and earlier-than-expected equipment replacement. From the outside, the difference is often attributed to age, usage, or even luck. In reality, the difference is usually much more controlled than that.

In most commercial facilities, HVAC maintenance is consistent, scheduled, and documented. From an operational standpoint, it appears that the system is being maintained. And yet, the same issues continue to surface over time. At that point, the assumption is often that the system is aging. But in many cases, the issue is not a lack of maintenance. It is that the maintenance being performed is not designed to manage system performance. We need to change how maintenance is ap
